1. The Terms and Conditions stated on this page are intended as automatically accepted by the Client with the confirmation of the reservation of our services.
2. Lenght of Rentals
Best Rent Rome is an on-line agency that specializes in short term rental (for touristic use or business travels) up to a maximum of 30 days, in accordance to the Regional Law n. 33 del 5/8/98. For all contracts that are beyond 30 days, the relative regulations will be applied.
3. Rates, Services and Payment terms
The rates publicized on the website are the ones indicated on every apartment’s description page, based on the duration of the stay, of the season and on the number of occupants. Except if otherwise agreed, the minimum stay is the one stated on the apartment description.
The rental costs are inclusive of electricity costs and a weekly linen change, with exception for a few apartments that the requie surplus is stated on the notes section (ex. 5 €/day for A/C).
An initial down payment via credit card or bank transfer is required to confirm the booking that varies from 15 – 30%. Only after having paid the deposit will the reservation of the service be considered confirmed. The remaining amount will be due in CASH only upon check-in.
4. Reservation of services
With the reservation o fan apartment, the Client automatically accepts the Terms and Conditions stated on our policy, especially those related to cancellations, and declares to have read and understood the apartment’s description and its features, finding it all to his liking.
An apartment can be considered booked only after having received our confirmation e-mail.
5. Extra Services
All extra services requested by the client require a down payment, with exception to the pick-up that’s provided by a private company not directly from Best Rent Rome for which the Client must follow the procedures stated on the Confirmation Letter.
6. Arrivals and Departures - Check-in / Check-out
The Check-in and check-out procedures are included in the apartment rates.
The following rates will be applied based on day and time:
- Free Check-in from Mon - Fri between 13:00 - 20:00 (1.00 pm and 8.00 pm), except otherwise stated;
- Free Check-out from Mon - Fri from 09:00 am- 11:00 am, except otherwise stated;
- Check-in / out every day, including Sat and holidays from 07:00 am - 09:00 am and from 20:00 - 23:00 (8.00 pm – 11.00 pm) € 30.00 extra;
- Check-in/out every day, including Sat and holidays from 23:00 - 07:00 (11-00 pm to 7.00 am) € 50,00 extra.
7. Client cancellation or variation of booking
The required down payment will not be returned in case of any cancellation of the booking prior to its start, even if replaced by another reservation, for any given reason and at any moment. For this reason, the Client is advised to subscribe to some form of travel insurance to cover any possible loss.
8. Apartment Replacement
Best Rent Rome reserves the right, at any moment, to modify the reservation with the replacement of another apartment of equal or higher value due to unpredictable events (urgent reparations in the apartment, damages..). In case of cancellation of contract on behalf of Best Rent Rome, the Client will only be entitled to the reimbursement of the down payment. No further indemnity will be given for any reason.
9. Safety Deposit
The client must pay a safety deposit to cover the cost of any possible damage to the apartment or its equipment. The security deposit must be paid along with the rental balance upon check-in based on the amount stated on the Confirmation Letter. It will be returned upon check-out, with exception to what’s stated on point 10. Naturally the landlord will have the right to withhold the security deposit if any damage has been caused, plus will be reimbursed if the amount necessary to cover the damage is greater than the deposit paid.
10. Client Obligations
The client will be welcomed in the apartment either by the landlord or by a representative and will have to present the entrance Voucher plus a valid ID card or passport (he will also have to have a valid document of every other occupant as well) in order to be registered in accordance to Italian law. He will be shown the flat and the functioning of the outfits.
Once Client is given the keys, he/she becomes the caretaker of the flat and its outfits, and must give it the maximum care without causing any damages.
The Client is expected to respect the surrounding neighbourhood and to comply with the number of accompanying claimed persons occupying the flat.
The Client is also oblige to leave the apartment clean and in order, with special attention to the following: leave all dishes, utensils and pots clean and where they were found; throw out trash in the relative bins located outside the apartment building; no to dirty walls, drapery or sofas.
All the properties present on the website have been checked and photographed by Bestrent. The description of the apartments correspond to the time of our officers visit. If Tenant should notice any irregularity from the description of the immovable or should there be any problem, before taking possession of the apartment, he/she shall immediately contact Bestrent (customer service tel:0039 06 3244800 Opening time: 9:00AM - 6:00PM) claiming in writing all the complaints within 24hs of arrival via fax (+39 06 3215814) or via e-mail (email@example.com). We will try to do our best to sort out the problem and to assure you a good stay.
Bestrent is just a real estate agency and does not own any of the flats in the catalogue or in the website; for this reason Bestrent cannot be considered liable for the diversities found inside the rented apartments and revealed by the Tenant who has no right to demand any penalty or reimbursement.
The properties selected by Bestrent are made up of private apartments turned into vacation homes thus they cannot be classified in any international category as hotels, hostels, resorts or B&Bs. Furthermore, they are furnished according to the Landlord’s taste who wants to offer Tenant the typical Roman hospitality.
Guest(s) hereby agree(s) to hold and save harmless, Best Rent Rome, its employees and the property owner, from any damages, thefts or injuries to personal property or to themselves by reason of any cause whatsoever, either in or about the occupied property or elsewhere.
The Guest won't in any way be entitled to any kind of reimbursement, indemnity or discount
due to such event.
The landlord is the only person responsible for the state and for the correct functioning of the apartment.
12. Territorial jurisdiction
All the points stated are in accordance with the Italian Law. Any possible disputes will be under the jurisdiction of the Roman Court.
